		<Abstract>Historical urban fabrics, as an essential part of the cultural identity of any society,represent valuable architectural and urban heritage. These fabrics not only reflect the history and pest civilizations but also play a crucial role in sustainable urban development and the preservation of cultural values. However, the gradual deterioration of these fabrics over. different historical periods has raised an alam for urban authorities and planners, highlighting the need for their sustainable regeneration and preservation. Therefore. integrated and sustainable regeneration of historical urban fabrics has become one of the main priorities in urban policy-making in many metropolises, particularly in Tabriz. This study was designed and conducted with the goal of identifying the challenges and obstacles in achieving this important objective, as well as proposing appropriate strategies to improve the current condition of Tabrizs historical fabric. To this end, a mixed-method research approach (quantitative-qualitativej, of a developmental-applied nature with an exploratory. analysis, was employed to carefully examine various dimensions of the issue. The data were analyzed using the Q factor analysis model and the one-sample t-test in SPSS software. The statistical population included urben managers, experts, and academic elites, from which a sample of 20 individuals was selected using the Delphi method. The research findings reveal that five main factors play a critical role in the failure of historical fabric regeneration in&lt;br /&gt;

Tabriz: Lack of integrated management, Ineffectiveness of plans, Lack of coordination and effective participation, Weakness in institutional capacity-building and Neglect of knowledge-based approaches. A significant portion of the problems stems from these key factors. Furthermore, an analysis of the sustainability and integration indicators of the regeneration system shows an unfavorable condition that requires serious revision. These finding highlight the importance of developing practical strategies to improve the management and planning of historical fabric regeneration</Abstract>
