Abstract
In a city the price of land and housing from one region to another, Based on the physical and socioeconomic different. The purpose of this study, Analysis of the spatial distribution of land prices And land on urban sustainability indicators is the efficient market. Research method Analytical- Descriptive With the use of data collected through a survey needed to be discussed. The population studied an important loss in district 12 in Tehran. By using Cochran proportional to the population of each district representative was sample of 362 people. Land prices fell in the analysis and efficient market indices Gis in map software is used. review and evaluate the sustainability of neighborhoods of factor analysis and Morris models were used. Spss statistical analysis to examine the association between indicators of the land market efficiency and stability in the region is used.
