Physical transformations of rural settlements are driven by the interaction of economic, socio-cultural, infrastructural, and environmental factors within broader processes such as urbanization, industrialization, and changing livelihood patterns. In Jam County, the expansion of the oil and gas industries, increasing intra-regional migration, and the growth of service and construction activities have significantly reshaped the spatial and physical structure of rural settlements. This study aims to analyze the factors influencing the physical transformations of rural settlements in Jam County. The research is applied in purpose and adopts a descriptive–analytical approach. Data were collected through documentary research and field surveys. The statistical population comprised 8,530 rural households in villages with more than 20 households, from which 368 households were selected using Cochran’s sampling formula. Since the data were not normally distributed, Spearman’s rank correlation coefficient, Kendall’s tau-b correlation coefficient, the coefficient of variation, the chi-square test, and Cramér’s V statistic were employed for data analysis. The findings revealed significant positive relationships among the examined indicators. The strongest correlation was observed between physical transformations and the economic indicator (0.709), followed by building materials and architectural design and the economic indicator (0.645), whereas the weakest relationship was found between infrastructure and the socio-cultural indicator (0.288). The coefficient of variation (21.8) indicated variations in the intensity of physical transformations among the studied villages, which were classified into four structural groups. Villages located in the Central District of Jam County experienced the greatest degree of transformation. Overall, the findings identify economic factors as the primary driving force behind physical transformations. Sustainable rural development therefore requires strengthening local economic foundations, improving land-use management, conserving the rural physical fabric, enhancing community participation, and promoting rural tourism while preserving vernacular architecture.
