تحلیل شکاف ادراک ذی‌نفعان در بازآفرینی بافت تاریخی با رویکرد گردشگری پایدار (مطالعه موردی: محله عودلاجان تهران)

چکیده

پژوهش حاضر با هدف تحلیل شکاف ادراک ذی‌نفعان در بازآفرینی گردشگری پایدار بافت تاریخی عودلاجان تهران انجام شد. این پژوهش تفاوت ادراک سه گروه اصلی ذی‌نفع شامل ساکنان، گردشگران و کارشناسان/مدیران شهری را نسبت به ابعاد مختلف بازآفرینی گردشگری پایدار بررسی کرده و ابعاد دارای بیشترین شکاف ادراکی را شناسایی می‌کند. همچنین، میزان همگرایی و واگرایی دیدگاه‌ها در ابعاد اقتصادی، اجتماعی–فرهنگی، کالبدی–فضایی، زیست‌محیطی و مدیریتی به‌منظور ارائه راهکارهایی برای ارتقای اثربخشی برنامه‌های بازآفرینی ارزیابی شد. پژوهش از نظر هدف کاربردی و از نظر روش، توصیفی–تحلیلی با رویکرد کمی است. داده‌ها از طریق پرسش‌نامه ساخت‌یافته مبتنی بر طیف پنج‌درجه‌ای لیکرت گردآوری شد. حجم نمونه با استفاده از فرمول کوکران 384 نفر تعیین و میان سه گروه ذی‌نفع شامل ساکنان (220 نفر)، گردشگران (100 نفر) و کارشناسان/مدیران شهری (64 نفر) توزیع شد. نمونه‌گیری به‌ترتیب به روش‌های تصادفی ساده، در دسترس و هدفمند انجام گرفت. داده‌ها با استفاده از نرم‌افزار SPSS و آزمون‌های کولموگروف–اسمیرنوف، شاپیرو–ویلک، کروسکال–والیس، همبستگی اسپیرمن، تحلیل عاملی اکتشافی و رگرسیون چندمتغیره اکتشافی تحلیل شدند. یافته‌ها نشان داد بین ادراک ذی‌نفعان نسبت به ابعاد بازآفرینی گردشگری پایدار تفاوت معناداری وجود دارد. بیشترین شکاف ادراکی مربوط به بعد اقتصادی (χ²=10.41، Sig=0.005) و اجتماعی–فرهنگی (χ²=8.92، Sig=0.012) بود، در حالی که در بعد زیست‌محیطی تفاوت معناداری مشاهده نشد (Sig=0.176) که بیانگر همگرایی نسبی دیدگاه‌ها در این بعد است. همچنین، اختلاف نگرش‌ها عمدتاً در ابعاد مرتبط با منافع اقتصادی و پیامدهای اجتماعی بازآفرینی متمرکز بود. نتایج نشان می‌دهد چالش اصلی بازآفرینی گردشگری پایدار در عودلاجان بیش از ضعف در یک بعد خاص، ناشی از شکاف ادراکی میان ذی‌نفعان است؛ بنابراین، تقویت سازوکارهای مشارکت‌محور، حکمرانی یکپارچه و توجه هم‌زمان به ابعاد مختلف بازآفرینی می‌تواند به کاهش شکاف‌های ادراکی، افزایش همگرایی ذی‌نفعان و ارتقای پایداری و اثربخشی مداخلات گردشگری‌محور در بافت‌های تاریخی کمک کند.

Analyzing the Stakeholders’ Perception Gap in the Regeneration of Historic Urban Fabric through a Sustainable Tourism Approach: A Case Study of Tehran’s Oudlajan Neighborhood

چکیده [English]

This study aims to analyze stakeholder perception gaps regarding sustainable tourism-led regeneration in the historic Oudlajan neighborhood of Tehran. It examines differences in the perceptions of three key stakeholder groups—residents, tourists, and urban experts/managers—across the principal dimensions of sustainable tourism regeneration and identifies the dimensions with the greatest perceptual disparities. It also evaluates the degree of convergence and divergence among stakeholders’ perceptions in the economic, socio-cultural, physical-spatial, environmental, and managerial dimensions to provide practical implications for improving regeneration policies.



This applied study adopts a descriptive–analytical design with a quantitative approach. Data were collected through a structured questionnaire using a five-point Likert scale. Based on Cochran’s formula, a sample of 384 respondents was selected, including 220 residents, 100 tourists, and 64 urban experts/managers. Simple random sampling was used for residents, convenience sampling for tourists, and purposive sampling for experts and managers. Data were analyzed using SPSS through the Kolmogorov–Smirnov and Shapiro–Wilk tests, the Kruskal–Wallis test, Spearman’s rank correlation, exploratory factor analysis, and exploratory multiple regression analysis.



The findings indicate statistically significant differences in stakeholders’ perceptions of sustainable tourism regeneration. The largest perception gaps were found in the economic (χ² = 10.41, p = 0.005) and socio-cultural (χ² = 8.92, p = 0.012) dimensions, whereas no significant difference was observed in the environmental dimension (p = 0.176), suggesting relatively strong perceptual convergence. Differences among stakeholder groups were primarily associated with perceived economic benefits and the social impacts of regeneration.



The results demonstrate that the main challenge of sustainable tourism regeneration in Oudlajan stems from stakeholder perception gaps rather than deficiencies in any single dimension. Strengthening participatory mechanisms, promoting integrated governance, and adopting balanced regeneration strategies can reduce perception gaps, enhance stakeholder consensus, and improve the long-term sustainability and effectiveness of tourism-led regeneration in historic urban districts.
